Your questions aren't silly, but I do think you're getting a little more bogged down in details than we want.

1. Landholding is only in Lumindeas, as stated you are correct. It is sizably smaller than a farm - the largest housing option, and also has a restriction of requiring a certain number of player characters to live there to be purchasable.

The other option, 1000 for Specialized Housing, is what farms fall under because they have the potential to be something beyond a large dwelling with the standard rooms and building. They are also much larger than 4 acres and specialized housing does not have the PC resident requirement.

We are not looking to give an exact number for acreage or number of these purchases the size of the setting can hold because that gets too specific and limits the game's ability to grow and adjust for player population. Handwaving a farm that has been purchased is a reasonable size for what the player wants to use it for without being excessive is what we're looking to establish.

The available area in Somnius is ICly limited due to game events, so it's safe to assume that those would be smaller in scope due to that than the ones that would be able to be established in Lumindeas. But once again, the exact size of these housing extras is not important, there isn't a situation where we are going to run out of room for player housing in either available location. We just expect players to be reasonable with size and keep in mind the setting when playing within the game.

2. Correct, we are looking to clarify this language but the intention of that section is companion animals or non standard animals from players worlds. We request patience as we adjust some things on the rewards page as we balance things.

A chocobo from Final Fantasy is a good example. Local non magical cats, dogs, birds, etc do not have a shard cost. Should a player want to adopt something that is less mundane, mentioned in an event post, or otherwise not something simple, we will address that when they approach for a reward of that nature.

It is always best practice to check costs and other notes in these sections when you submit them in case things have changed, but we will always strive to announce large changes to what is available with an announcements post.
